The Project
Barcroft identified an opportunity to deliver a purpose-built care home as part of the wider regeneration of the former RAF Upwood site in Cambridgeshire.
Planning consent was secured for a three-storey, 70-bed care home on approximately 2.4 acres, forming part of a wider residential development of approximately 450 new homes. The care home was designed to provide a combination of private care and specialist dementia care, creating a dedicated facility within the new community.
The development formed an important part of the wider regeneration of the former RAF site, bringing a new use to previously developed land while providing purpose-built care accommodation alongside the new residential community.
The site was delivered as a serviced development site in 2025, ready for the care home to be brought forward within the wider residential development.
The Location
The site is located approximately two miles south-west of Ramsey and seven miles north of Huntingdon, within the former RAF Upwood site. The surrounding area combines established rural communities with the ongoing regeneration of the former airfield, creating a new and growing residential community.
The site’s location provides access to the facilities and amenities of Ramsey and Huntingdon, while benefiting from the attractive open countryside and rural character of the surrounding Cambridgeshire landscape.
Barcroft's Role
Barcroft secured planning consent for the 70-bed care home and progressed the opportunity as part of the wider regeneration of the former RAF Upwood site.
The project demonstrates Barcroft’s ability to integrate specialist care provision into large-scale residential developments, creating a purpose-built facility that supports the needs of both the existing population and the new community being established through the wider regeneration project.
