The Project
Barcroft identified an opportunity to deliver a purpose-built care home within Sherford, a major new town development to the east of Plymouth that will ultimately provide approximately 5,500 new homes alongside three district centres and a range of community facilities.
Planning consent has been granted for a three-storey, 72-bed care home on approximately 1.13 acres. The site occupies a highly sustainable position within the new town, close to a proposed primary school and local centre, allowing the care home to form an integral part of the emerging community.
The development is being delivered for Cinnamon Care Collection, a luxury care home operator, and will provide high-quality accommodation and care within the new town.
A key consideration in developing the scheme was ensuring that the care home responds positively to its surroundings and integrates seamlessly with the wider Sherford development. The design evolved through close consideration of the neighbourhood design code, creating a scheme that reflects the character and principles established for the new town while meeting the specific operational requirements of a modern care home.
The project is being brought forward through Mercroft, the joint venture between Barcroft Estates and Mercian Developments.
The Location
Sherford is a major new sustainable community located approximately five miles east of Plymouth within South Hams District. The development is planned to provide approximately 5,500 new homes alongside three district centres, schools, employment areas, parks and extensive areas of public open space.
The care home occupies a prominent and sustainable position within the emerging community, close to a proposed primary school and local centre. Its location will provide future residents with convenient access to the amenities and services being established as part of the new town, whilst benefiting from excellent connectivity to Plymouth and the wider South Hams area.
Sherford’s combination of purpose-designed community infrastructure, extensive green space and proximity to Plymouth makes it an attractive location for a new generation of care provision.
Barcroft's Role
Barcroft identified the opportunity to deliver care provision within the wider Sherford new town and has worked through the Mercroft joint venture to secure planning consent for the 72-bed care home.
A key focus of the project has been ensuring that the development responds appropriately to Sherford’s established design principles. Barcroft worked closely with the project team to evolve the design in accordance with the neighbourhood design code, creating a care home that integrates naturally into the wider new town rather than appearing as a standalone development.
The project demonstrates Barcroft’s ability to work within large-scale strategic developments and navigate detailed design requirements to deliver high-quality care accommodation that contributes positively to the wider community.
