The Project
Barcroft identified an opportunity to regenerate a former medical supplies factory on approximately 1.52 acres within 0.5 miles of Lutterworth town centre.
The proposal comprises a 2.5–3 storey, 75-bed purpose-built care home, providing an opportunity to transform a previously developed and underutilised site into a high-quality modern care facility.
The site presented a strong brownfield regeneration opportunity in a sustainable location, with the proximity of Lutterworth town centre providing access to local shops, services and community facilities. The proposal makes efficient use of previously developed land while providing much-needed purpose-built care accommodation within the town.
The project has received a resolution to grant planning permission, subject to the completion of the S106 agreement. The site will be available to care operators from Q4 2026.
The Location
The site is located approximately 0.5 miles from the centre of Lutterworth, providing residents with convenient access to the town’s established range of shops, services, amenities and community facilities.
Lutterworth is an established market town with a strong residential community and excellent connectivity to the wider region. The site’s location close to the town centre provides the benefits of an accessible, sustainable urban location while the redevelopment of a previously developed employment site avoids the need to develop greenfield land.

The site will be brought to the market for an operator in Q4 2026, providing an opportunity for a care operator to secure a high-quality, purpose-built facility in an established and well-connected market town.
