Barcroft Estates, through the Mercroft joint venture with Mercian Developments, has exchanged contracts with the landowner to secure a 5.16-acre former garden nursery site in Hawkwell. The site represents a significant regeneration opportunity, with the redundant nursery use having left a previously developed and underutilised site within the Green Belt.
The site has been identified as Grey Belt land and provides an opportunity to deliver a sustainable mixed-use development comprising an 80-bed state-of-the-art care home alongside 38 new homes. The proposals will help address identified local need for both specialist care accommodation and housing, while making efficient use of a previously developed site within an established community. The project is currently progressing through design and pre-planning, with a planning application anticipated in Q1 2027.
