The Project

Barcroft identified an opportunity to bring forward a purpose-built care home on approximately 1.85 acres of greenfield land to the east of Newport.

The proposal comprised a three-storey, 74-bed care home for Lovett Care, an award-winning care operator. The site occupies a prominent position alongside the existing Premier Inn, Beefeater restaurant and Mere Park Garden Centre, providing an established commercial and leisure setting for the development.

The scheme provided an opportunity to deliver high-quality purpose-built care accommodation in an accessible location, complementing the existing uses along the A41 and providing a new care facility for the wider Newport community.

The site sale was completed on 30 January 2026, marking the successful completion of Barcroft’s involvement in the project.

The Location

The site is located on the eastern edge of Newport, Shropshire, immediately off the A41 and adjacent to a range of established commercial, leisure and retail uses. Newport is an attractive and historic market town, offering a wide range of shops, services, schools and community facilities, with the surrounding Shropshire countryside providing an attractive setting.

The site’s position provides excellent accessibility from the A41 while remaining close to the town and its established community. Its location alongside the Premier Inn, Beefeater restaurant and Mere Park Garden Centre also provides a strong existing destination and a range of amenities close to the site.
