The Project
Barcroft acquired the site from Rushmoor Borough Council, identifying an opportunity to regenerate a former residential care and assisted living facility that had become redundant.
The proposal comprises a three-storey, 66-bed purpose-built care home on approximately 1.0 acre. The scheme represents a significant redevelopment of the site, with the existing building largely demolished and replaced with a high-quality, modern care facility designed to meet contemporary standards and the needs of future residents.
The project presented a complex and sensitive design challenge, with the façade of the original building being retained as an important part of the site’s character. Behind the retained façade, the remainder of the existing building will be demolished and the site extensively redeveloped to create the new care home.
Planning permission is currently being sought, with the planning application submitted in December 2025. The completed scheme will bring a redundant site back into productive use and provide modern purpose-built care accommodation within the local community.
The care home will be operated by Anarvo, with Barcroft bringing the project forward directly.
The Location
The site is located in Farnborough, an established and well-connected town in Hampshire, offering a wide range of shops, services, leisure facilities and community amenities. The town benefits from excellent transport links, including direct rail connections to London and easy access to the M3 motorway, making it an attractive and accessible location. The site is well placed within the existing urban area, providing future residents with convenient access to local facilities while benefiting from the established residential character of the surrounding area.
Barcroft's Role
Barcroft acquired the site directly from Rushmoor Borough Council and has led the redevelopment strategy, working through a complex design and planning process to establish a viable solution for the site.
A key element of the project has been balancing the retention of the original building’s façade with the need to comprehensively redevelop the remainder of the site. Barcroft has worked with its professional team and operator partner, Anarvo, to develop a high-quality care home that makes effective use of a constrained and previously developed site.
The project demonstrates Barcroft’s ability to identify opportunities within challenging existing sites and develop sensitive, commercially viable solutions that bring redundant assets back into productive use.
