Barcroft Estates is a specialist developer operating in the care home sector. Founded in 2021, we identify, secure, get planning, purchase and build care homes for operators and funds across the UK. Barcroft sits within a wider group alongside Lawrence Baker and Landra.
From identifying the right opportunity through to completion, we manage the development process in-house. Our team combines acquisition, planning, design and development management to provide clear accountability at every stage.
We bring acquisition, planning, design and development management together under one roof, providing clear accountability and a consistent point of contact throughout the development process.
We assess each site on its own merits, considering the opportunities, constraints and commercial viability to identify the most appropriate and deliverable route forward.
We work closely with landowners, operators, consultants and funding partners to make informed decisions, manage risk and keep each scheme progressing efficiently through to completion.
We specialise in on and off-market property acquisition, including discrete land disposals where required. We work with private and corporate landowners, agents and advisors to identify opportunities that have the potential to deliver the right development.
Every site is assessed on its own merits, considering its location, planning potential, constraints and commercial viability. Our straightforward approach means you deal directly with the decision makers, with terms tailored to the requirements of each transaction.
Once an opportunity has been identified, we establish the most appropriate development strategy for the site. Our team considers the opportunities and constraints from the outset, working to develop a scheme that is both viable and suited to the requirements of the end user.
We coordinate the design process alongside our planning and development expertise, ensuring the proposed scheme is considered as a whole rather than as a series of separate stages.
Our internal planning expertise works alongside trusted consultants to manage the planning process from submission through to determination. We identify key planning considerations early, helping to manage risk and keep the process moving.
Where issues are raised by the Local Planning Authority, we respond quickly and work towards practical solutions, minimising unnecessary delays and maintaining momentum through to consent.
Following acquisition and planning, our in-house development management team oversees the delivery of the scheme through construction and completion.
We remain closely involved throughout, ensuring the end user’s requirements are accurately captured and delivered. From coordinating the construction process to managing completion and handover, we maintain clear oversight through to the finished development.
Integrity is the core value of the business. We’re known for not messing around and doing what we say we’ll do. Because of our structure, decisions are made quickly. No lengthy board approvals. No risk of terms shifting mid-transaction. The people you agree the deal with are the people you complete with. We approach every site on its own merits. No template layouts. No one-size-fits-all agreements. We tailor terms to suit each vendor’s requirements, and we work with the opportunities and constraints a site offers to determine the most viable design. Certainty on terms. Certainty on delivery.
Our team has accumulated a wealth of experience encompassing the entire development process across a number of sectors, ensuring a development solution to meet each individual client’s needs.

Hannah joined Barcroft Estates in 2026 as Assistant Land Buyer, bringing experience in strategic land and planning, with a focus on site acquisition and the promotion of medium- to long-term development opportunities. She is currently completing her RTPI-accredited BSc in Geography and Urban and Regional Planning at the University of Birmingham.
Prior to joining Barcroft, Hannah spent 16 months at Taylor Wimpey within the Midlands and Wales Strategic Land and Planning team, gaining valuable experience in identifying and acquiring potential development sites and supporting their promotion through the planning process. During this time, she developed a strong understanding of the strategic land lifecycle, working alongside colleagues and external consultants to help bring forward future residential development opportunities.
At Barcroft, Hannah is building on this experience to support the identification, assessment and acquisition of new land opportunities, contributing to the continued growth of the business and providing valuable support and resource to the wider Barcroft team.
Barcroft really know what they are doing. Their ability to assess sites quickly but thoroughly, negotiate firmly but fairly with landowners, prepare first-class planning applications, and ultimately secure planning consents sets them apart. A top-class team.
We’ve worked with the Barcroft team for years now and they’re one of our favourite clients. They really know their stuff, both on the care side and on land. They find the right sites in places where there’s a genuine need for more care beds, and they deliver high-quality schemes.
It always feels like we’re working together as one team. They’re easy to talk to, quick to come back to you, and we have a lot of fun along the way, while still being completely professional and getting the job done properly.
They’re a great bunch of people and they do what they say they’ll do. We’d recommend them to anyone.
Avante have collaborated with Andy and the Barcroft team on our brand new, state of the art 70 bed care home at Malling Grange in West Malling which completed in September 2026 after a two year building programme. The project was first conceived in 2020 but experienced numerous planning and funding challenges resulting in the original developers deciding not to proceed.
Barcroft have been great to work with, understanding Avante’s needs and finding ways to work through challenges of which there were several as the scheme progressed, but Barcroft’s positive attitude created solutions and kept the project on track. That was particularly important at Malling Grange because Avante is closing down one of its older homes nearby and relocating all of the residents and staff, so the opinions and desires of those people really mattered so that we could tailor the home to meet their needs.
The Barcroft team have successfully delivered Avante’s newest, most environmentally friendly care home which we are immensely proud of and is testament to what collaborative, partnership working can achieve
Working with Barcroft Estates feels like a real partnership, with open conversations, mutual respect and a shared desire to make each project a success. Their team understands the care sector and the practical realities of construction, which makes a real difference when working through the detail and finding sensible solutions together.
We have really valued their positive, straightforward approach and the commitment they bring to creating quality care homes. They are a pleasure to work with, and we look forward to our continued relationship.
This is an Organisation which is clearly on Top of Its Game. From the outset they were Transparent and Excellent Communicators which made the legal contracts easy. It soon became evident that they employ the Best of the Best advisors. They were never intimidated by what I might nicely call “poor judgements” by the Local Planning Authority. When push came to shove, they backed themselves 100% gaining the planning on Appeal, with the Appeal Decision highlighting just how right they had been in relation to all their submissions. I can not recommend them too highly to others thinking of “partnering” with them.
